Tile roofs are built to last. Often the tiles themselves are fine and it's the ridge mortar, a handful of cracked tiles, or blocked valleys that are causing the trouble. Those are all repairable.
Signs your roof can be repaired
- Leaks are in one or two areas, not everywhere
- Most tiles are solid, with a few cracked or slipped
- Ridge caps are loose or the mortar is crumbling (fixable by rebedding)
- Moss and lichen growth (treatable)
- Damage from a storm or from other trades walking on it
Signs it may need replacing
- Large numbers of tiles are cracked, flaking or crumbling across the whole roof
- The battens or timber under the tiles are rotten
- Repeated leaks in many places despite proper repairs
- You're changing the roof for another reason, such as a renovation
Our honest approach
We specialise in repairs and maintenance, not re-roofing. That means we have no reason to talk you into a new roof. If yours genuinely needs replacing, we'll tell you straight and show you the photos that explain why.
Re-roofing and building consent. According to MBIE, replacing roof cladding like-for-like on a roof more than 15 years old generally doesn't need a building consent, but a roof that failed within 15 years generally does. Changing materials can change that. Check with your council or your re-roofer. MBIE guidance.
