What we check
- Tiles: cracked, slipped, missing, porous or flaking
- Ridges and hips: bedding and pointing condition, loose caps
- Valleys and gutters: blockages, build-up, signs of overflow
- Moss and lichen growth and where it's causing problems
- Around chimneys, vents and other penetrations
- Signs of past repairs and whether they're holding up
What the report looks like
You get photos of your roof with a plain-English explanation of what each one shows. We sort the findings into three groups so you can plan and budget:
- Fix now: things that are leaking or about to.
- Fix soon: things that will cause trouble in the next year or two.
- Keep an eye on: normal wear that's fine for now.
Every quote we give comes with this kind of photo report, so if you're getting work done, the report is included.
Who it's for
- Homeowners who want to know where the roof's at before winter
- Buyers who want a closer look at the roof than a general building report gives
- Sellers who want to fix problems before they come up in a buyer's report
- Insurance claims after storm damage (see storm damage repairs)
- Landlords and property managers keeping on top of maintenance
