Why tiles crack and slip
- Foot traffic. Tiles get more brittle with age. Walking on them in the wrong place cracks them, and the person who did it often doesn't notice.
- Storms and wind. Tiles that aren't fixed down can lift and slide, especially near edges and ridges.
- Impact. Falling branches and debris.
- Age. Older concrete tiles can become porous and weak, and old clay tiles can crack or flake.
- Failed fixings. Rusted nails or broken clips let tiles slip out of line.
How we replace tiles
We lift the surrounding tiles carefully, remove the broken one and check the underlay and battens underneath. Then we fit the replacement tile and secure it, so it doesn't just slide back out in the next blow. We'll send you photos of the finished repair.
Matching old tiles
Getting a close match matters, both for looks and for a proper fit. Many older Auckland roofs use tile profiles that aren't made any more. Where a new tile won't fit or match, we look for reclaimed tiles of the same profile. If the repair is somewhere very visible, we can also move an original tile from a hidden part of the roof and put the replacement out of sight.
Had other trades on your roof? After solar, aerial, satellite or painting work, it's worth getting the roof checked. Cracked tiles from foot traffic are one of the most common causes of "new" leaks.
What it costs
A small number of tiles can usually be done on a repair call-out of $175 + GST plus materials. Larger repairs get a free written quote with photos first.
